How we price
Trying to work out what a house clearance costs locally? The tables below are what people around Hamilton and Lanarkshire actually pay — not a “from £99” hook, and nothing bolted on at the door.
No two clearances are identical, so the honest way to price is on the call with the real details in front of us. But the figures here are the genuine, typical numbers for this area, so you know roughly where you stand before you ring. We generally come in 10–20% under the national franchises (Just Clear, AnyJunk, Clear It Waste) because we’re not carrying their overheads — but we’re not giving it away either. That’s how we stay in business and turn up properly kitted out.
The quote is the price. No surprise extras unless the job’s genuinely different from what was described — an extra room of stuff, access nobody mentioned — and even then, you hear it on the day before anything’s lifted.
One thing worth knowing up front: price shifts a bit with access and distance. A third-floor flat with no lift is more legwork than a ground-floor door, and far-flung postcodes carry a fuel bit. Mention the stairs when you ring and it’ll already be in the quote.
Junk uplift & single items
- Single items (sofa, mattress, fridge, washing machine, wardrobe): from £35–£50
- Bagged and garden waste: from £50–£70
- Van loads (mixed bulky): from £100 half load to from £220 full van

Upholstered items (sofas, armchairs, mattresses) need separate licensed disposal under post-2024 SEPA rules — already included above.

What can move the price (and you’ll hear it on the call)
- Top-floor flat, no lift — more time, so a bit more money. Told up front.
- Far-out postcodes — a fuel bit outside core Lanarkshire and Glasgow. Quoted on the call.
- Restricted access — narrow stairs, no parking near the door.
- More than described — if a “1-bed” is really a 3-bed’s worth of stuff, the price reflects it. Straight conversation on the day.
- Hazardous waste — paint, chemicals, suspected asbestos. We don’t take asbestos; we’ll tell you who does.
No stealth surcharges. Whatever’s coming, you’ll know before we start lifting.

- Invoice (BACS, 14-day terms) — for letting agents and commercial clients with regular work
No deposits on standard jobs. For very large bespoke work (full HMO portfolio rollouts, big commercial clearances) we may agree 25% up front with the balance on completion.
